RESPONSIBILITIES

Main point of contact for third-party property managers for tenant and property issues, including but not limited to, A/R, capital improvements, tenant improvements and emergency work.

In conjunction with the Director of Property Management, develop and implement an overall strategic plan for the onboarding of new properties within the portfolio, designed to enhance the value of the assigned portfolio.

Continually evaluate all phases of property operations to enhance the efficiency and maximize NOI. 

Ensure the third-party property management teams maintain the properties in accordance with company standards.

Review quarterly variance reports submitted by third-party property management teams. 

Review operating expense reconciliations prepared by the accounting staff for both self-managed and third-party managed properties.

Review and track various aspects of property management performance.

Oversee the move-in / move-out process with third party property managers.

Maintain the lease tracker with asset management and the third-party property management teams.   

Review operating and capital budgets submitted from third-party managers and internal property management staff.

Assist with the acquisition review and disposition due diligence.

Participate in operational calls with the operations and asset management teams.

Provide review and approval for access and license agreements.

Self-motivation, determination, and initiative in a team environment is key.

Perform other activities as required to ensure a high standard of operation.

Periodic travel will be required within the portfolio area.   

Requirements

5+ years of experience in real estate, property or project management/operations.

BA or BS in Finance, Real Estate, Business Management or business experience equivalency. 

Excellent oral and written communication skills a must.

Proficiency with Microsoft Outlook, Excel, Word, PowerPoint, Yardi or similar platform.

Ability to multi-task effectively in a fast-paced work environment.
